Design. Purpose. Possibility.
August often feels like a turning point. Summer begins to wind down. Schedules shift. Many of us start thinking about what comes next. For some, it might be a move to a new neighborhood. For others, it could be a change in how they use the home they already have. Whatever the reason, this season is the perfect time to create fresh beginnings. As an interior designer and Seattle real estate broker, I see change as an opportunity. Every transition, whether big or small, is a chance to reimagine your space and the way you live in it. The right design choices can make a home feel calmer, more comfortable, and more functional. Simple elements like layout, natural light, and flow all work together to transform how you feel in your home. This month, my focus is on the power of design to improve not just a property but the lives within it. Whether you are buying, selling, or simply updating your space, there is always potential waiting to be uncovered. My goal is to help you recognize that potential and make decisions that reflect your style while supporting your long-term real estate goals. If you are thinking about selling your home in Seattle, preparing it for the market, or exploring ways to make your next home feel truly yours, now is a great time to start. Together, we can plan updates that are thoughtful, beautiful, and strategic.
This Month’s Highlights
1. 2025 Late Summer Design Trends to Try
Warm neutral paint colors with earthy accents are creating rooms that feel grounded and welcoming. In addition, multifunctional spaces are becoming more popular. For example, a home office might double as a guest room, or a living space might be arranged to work equally well for quiet evenings and lively gatherings. Natural textures like rattan, linen, and oak are also making a strong comeback. They bring warmth and personality that feel right for the transition from summer to fall.
2. Big News for Homeowners
Home equity is still strong in many markets. As a result, sellers may have more leverage if they choose to list their home this fall. Even small updates can make a big impact. Fresh paint in trending colors or upgraded lighting fixtures can boost a home’s appeal and provide an impressive return on investment in 2025.
3. Mortgage Rates Are on the Move
Mortgage rates recently dropped to their lowest point in months, averaging around 6.58 percent for a 30-year fixed loan. For buyers, this could mean more purchasing power. For homeowners, it may be worth exploring a refinance option. Be sure to speak with a certified mortgage lender to understand your best path forward.
4. VantageScore 4.0 Could Expand Mortgage Access
Fannie Mae and Freddie Mac may soon accept VantageScore 4.0, a credit scoring system that includes rent and utility payment history. This could help first-time homebuyers and renters with a strong payment record qualify for a mortgage. While the change will take time to roll out, Seattle buyers can already ask lenders to consider rental payment records as part of the application process. This added flexibility could open the door to homeownership for more people.
Let’s Make Your Next Move Together
If you are planning to buy or sell a home in Seattle, or simply want to make your current space more functional and beautiful, this is the perfect time to take action. My goal is to guide you through thoughtful, strategic decisions that support your lifestyle and your future.
